Getting rent paid direct when your Universal Credit tenant goes into arrears (or is vulnerable) can be a major help in protecting the tenancy longer term. In some circumstances UC will even make deductions from the tenants benefits and send them direct to the landlord to deal with the arrears. We find that most tenants are extremely grateful to have this arrangement put in place; it protects their home and helps them with budgeting properly. This is NSP Resources standard move in Inventory. I adapt it for each property, changing the number of bedrooms for instance. For periodic inspections I add a second column and check condition against the previous notes; for move out I check against the move in one. Shared housing tends to run more harmoniously if all residents are considerate. NSP Resources created this simple “House Rules” document with a group of tenants many years ago and every tenant in an HMO or shared accommodation is asked to sign it as part of their AST.
